The APS review before signature costs a fraction of the closing fee while preventing the majority of closing-week crises.
The same goes for the area-specific numbers every buyer should hear early. North York is the City of Toronto, so purchases pay both the Ontario Land Transfer Tax and Toronto's municipal land transfer tax, combined typically 3 to 4% of the purchase price. Rebates on both taxes soften that for qualifying first-time buyers, and we calculate and claim them as standard practice. Budgeting the taxes, the adjustments, the title insurance premium, and the legal fee together, in writing, before the deal goes firm, is the difference between a closing that's exciting and one that's frightening.
