How a real estate closing actually works

Most residential transactions follow the same general flow. Our job is to make it predictable, transparent, and uneventful.

    Step 2 — File Open and Title Search

    We open your file, run title and execution searches, identify any encumbrances, and obtain title insurance with leading providers.

    Step 3 — Closing Preparation

    We coordinate with your real estate agent, mortgage broker, and the other side's lawyer. We prepare and review all closing documents and ensure all conditions have been met.
  4. 04

    Step 4 — Closing Day

    On closing day, we register the transfer, hold and disburse closing funds, and deliver keys. Virtual signing available across the GTA — no need to come to the office.

  • How much does a real estate lawyer cost in Toronto?
    VC Lawyers offers transparent fixed-rate pricing for most residential transactions — typical purchase or sale fees fall in the $999–$1,500+HST range plus disbursements (Land Transfer Tax, title insurance, registration fees). Commercial transactions and complex matters are quoted individually based on scope. The first quote is free with no obligation.
  • Do I need a lawyer to buy a house in Ontario?
    Yes. In Ontario, only a lawyer can register the transfer of property and complete the closing. The lawyer's role includes title search, title insurance, drafting the Statement of Adjustments, holding closing funds in trust, registering the transfer, and protecting your interests throughout. Don't try to close a real estate transaction without legal representation.
  • What is title insurance and do I need it?
    Title insurance protects you from defects in the title that may not be discovered through ordinary searches — including title fraud, undisclosed liens, encroachments, and municipal work orders. Most Ontario lenders require title insurance, and it is now standard for most residential closings. The cost is modest (typically $250–$400) and the coverage extends for as long as you own the property.
  • How long does a residential closing take?
    Most residential closings complete in 30–90 days from signing the Agreement of Purchase and Sale. Once the file is opened with us, the active legal work happens in the final 2–3 weeks before closing — title search, document preparation, mortgage arrangements, and the closing itself. Expedited closings are possible when needed.
  • Can I sign closing documents remotely?
    Yes. VC Lawyers offers virtual signing for most residential transactions. Documents are reviewed by video conference and signed electronically or via secure document delivery. This is particularly convenient for clients across the GTA and beyond, or those with mobility constraints. Some transactions still require in-person signing — we will let you know when that applies.
  • What happens if there is a problem with the title?
    Title issues — undisclosed mortgages, work orders, conflicting claims, easements — are identified during our title search before closing. Most can be resolved before the closing date through negotiation with the seller's lawyer. Title insurance covers anything that emerges after closing. Major issues that cannot be resolved may give you the right to terminate the deal — we advise you on options at every stage.
